ST. MARY'S CHINESE DAY SCHOOL  San Francisco, California (view)
The culmination of 12 years of planning, this new, high tech school now represents the next generation of the original 91 year old school. Large, flex-space classrooms adapt to various teaching methods for this kindergarten to 8th grade. The lowest level of the facility has been designed to accommodate (including rough-ins) for a future full court basketball court, multipurpose room, commercial kitchen, and Chapel, as funding becomes available. Josehart met the challenge of building in a tight urban setting, next to 16 story high-rise lot line to lot line with 6" separating each. The $17 million project is a 5 story, 50,000 SF building with 9 classrooms; rooftop basketball court; 2nd floor play yard; science labs; media/library center, and Teahouse.

3001 TELEGRAPH AVE  Berkeley, California (view)
This 38 unit apartment building consists of two-bedroom and mostly two-bathroom units in five stories with 4,000 SF ground floor retail podium, 5th floor roof deck, 2nd floor roof garden, and Klaus auto stack parking system for 40 cars. The 42,000 SF of new construction is a concrete post-tension cable podium with wood framing from 2nd floor to roof. Our team met the challenge of working in a tight urban setting with building built to all property lines and bounded by overhead power lines and two major thoroughfares, including Ashby, which is designated a state highway and governed by Caltrans.

E&O ASIAN KITCHEN  San Francisco, California (view)
The renovation of this 15 year old, 300 seat, 8,000 SF restaurant in the Union Square area kicked off the name change to the restaurant formerly known as the E&O Trading Company. The renovation and facelift features such amenities as a new bar with dramatic 12 foot tall back-bar panels with bamboo patterns laser-cut in steel; new private dining room; new sound system; large custom made communal tables, and walnut paneling throughout. Josehart met the challenge of completing the renovation in six weeks.

3001 TELEGRAPH AVE  Berkeley, California (view)
This 38 unit apartment building consists of two-bedroom and mostly two-bathroom units in five stories with 4,000 SF ground floor retail podium, 5th floor roof deck, 2nd floor roof garden, and Klaus auto stack parking system for 40 cars. DELAWARE COURT  Berkeley, California
Construction management for a four story, 51 unit, mixed-use project totaling $14 million. In addition to the 51 units above the podium, this .46 acre site incorporates 8,500 square feet of retail and parking for 50 cars on three-tier parking lifts. Delaware Court was the first new building on San Pablo Avenue in what will be the revitalization of the West Berkeley/ San Pablo Avenue corridor.

4050 HORTON  Emeryville, California (view)
This five story, 129 unit and 165 bed assisted living facility features roof top courtyards and cold water therapy pool and totals 121,000 SF and $29 million of new construction. Structural design adapts to the bay mud fill with a 4 foot mat-slab foundation which required a 4,000 cubic yard concrete pour for 18 continuous hours.

PACIFIC HEIGHTS RESIDENCE  San Francisco, California (view)
The project is a multi-million dollar (confidential budget) renovation and addition totaling 12,800 SF in the exclusive Pacific Heights neighborhood of San Francisco. The extensive work included a main house with 5 bedrooms, 4 baths and 2 powder rooms and an apartment with 3 full baths. A roof top terraces provide panoramic views and 4-stop elevator services all the living levels. The front façade features French lime stone and the house has a fully automated lighting/audio/visual/HVAC control system.

DIAMOND HEIGHTS VILLAGE ASSOCIATION  San Francisco, California
Hallway upgrade for an existing condominium complex located in the Diamond Heights area of San Francisco, which was built in the 1970s and includes 14 buildings and 400 units of condos, 42 corridors and 10 elevator lobbies.

1203 LINCOLN  San Rafael, California
5 story, 36 unit condominium complex totaling 60,000 SF. The Spanish style features clay tile roofs and stucco façade. Two bedroom units are split level with vaulted ceilings in the living/dining room areas with parking at ground level. Josehart provided services for Entitlement Process, Pre-Construction, Constructability Design review, Budgeting and Permit Expediting. Project was never constructed.

SCHOOLS/LEARNING

SACRED HEART  San Francisco, California (view)
Major remodel and expansion of existing cafeteria and kitchen. Major challenge to install an interior 6-story shaft for new kitchen exhaust duct. A demanding 8-week construction schedule required significant pre-planning and preparation to allow a wedding party to occur the day after completion.

Construction of a new, 225 seat amphitheater with tension fabric roof, and park renovations totaling $3 million. This non-for-profit historic children’s park at Merritt Lake Park in Oakland, opened in 1950.

CHABOT SPACE AND SCIENCE CENTER  Oakland, California
A new, state of the art space and science center built on a virgin 13-acre site in the Joaquin Miller Park of the Oakland hills. The 7 building, 85,000 SF facility totaled $80 million and included the Science Center, which features a 243 seat Planetarium with Zeiss projection system; 210 seat Megadome Theater (Omni-max); and Observatory telescopes.

PICAN RESTAURANT  Oakland, California (view)
Build-out of a 5,700 SF restaurant serving southern cuisine. The $3 million project features a Bourbon Room with the largest collection of bourbons in the Bay Area; outdoor seating; and a kitchen sized to accommodate a planned expansion for a banquet room.

BARBACOA  Orinda, California
Mexican grill theme restaurant becomes the new anchor of the Orinda Theatre Square. From the owners of the popular Table 24, Barbacoa adds some serious spice to the Orinda dining scene. The location features a small dining room with an open kitchen, bar, and an outdoor patio.

PIZZERIA ZANNA BIANCA  Oakland, California
Preconstruction services for a restaurant featuring Italian certified pizza cooked in a wood-fired oven in Jack London Square, the corner-stone of the newly developing food market. Josehart provided constructability design review, budgeting and bidding services.

CHARLES CHOCOLATES  San Francisco, California
Taking a design concept of an open manufacturing kitchen and retail store to the Westfield San Francisco Centre as well as retail outlet for San Francisco International Airport. Design completed; approved; budgeting and bid, but never constructed.

TOWN HALL RESTAURANT  San Francisco, California
The scope of the project included two kitchens required on two different floors and working within the framework of the San Francisco Historic designations for one of San Francisco’s hottest restaurants. Josehart orchestrated the contractors and consultants as the Owner’s Representative.

KULETO’S  San Francisco, California
Major seismic renovation of the Villa Florence Hotel; Kuleto’s Restaurant and Villa Florence Hotel could not be closed for longer than 8 weeks. This project was driven by extensive pre-planning, scheduling and daily coordination efforts.

COMMERCIAL

RAB MOTORS  San Rafael, California (view)
The addition and renovation of the RAB Service Department was complicated by the need to never close the Service Department or inconvenience the customers. Service Department Construction scheduling and coordination were integrated into the Service Department operations on a daily basis to assure no impact to the quality of customer service. The project was further complicated by an existing gas main running through the construction area. Throughout the course of construction, the dealership serviced over 30 cars a day and saw no loss is sales.

50 BEALE  San Francisco, California
Construction for two tenant improvement projects in the existing building – two floors and 57,000 square feet for UCSF totaling $4.3 million and three floors for GSA, Department of Education, totaling 80,000 square feet with a construction cost of $4.1 million. Both projects were completed on budget within very aggressive timelines to meet the move-in dates.

Construction management for a 45 story, 952,000 SF office building in downtown Chicago, which included 36 office floors and 9 levels of parking. Two below grade and 7 above grade floors provide parking for 1330 cars. $113 million.

METCALFE FEDERAL OFFICE BUILDING  Chicago, Illinois (view)
Construction management for a 28 story, 800,000 SF office building in downtown Chicago with basement parking for 60 cars. Owner developed the tower for the General Services Administration (GSA) under a unique 30-year lease-to-ownership agreement. $96 million.

SEISMIC UPGRADE + RENOVATIONS

VILLA FLORENCE  San Francisco, California (view)
Seismic upgrade of a seven story unreinforced masonry building in Union Square totaling $5 million. The 110,000 SF building is home to the Villa Florence Hotel and Kuleto’s restaurant. The hotel was closed for only 8 weeks, requiring extensive pre-planning, and daily coordination efforts.

Seismic upgrade of a seven story unreinforced masonry building in Union Square totaling $8.3 million. The 100,000 SF building is actually three separate buildings that they were interconnected at one time to serve as a department store.

Seismic upgrade of a four story unreinforced masonry building in San Francisco totaling $5 million that transformed this out of date space into a first class office and retail space in the heart of Union Square. The project was executed as a design/build contract.

US CUSTOM HOUSE  San Francisco, California
A complete seismic and electrical upgrade of this five story, 137,000 SF building listed on the National Register of Historic Places, originally built from 1906 to 1911 on the landfill from the 1906 earthquake debris. $17 million.

INSTITUTIONAL

PORTSMOUTH SQUARE PARKING GARAGE   San Francisco, California
Located in the Chinatown, the 500 car garage has been operational 24/7 since it opened in in 1960. Since opening there has never been a major remodeling. This project will include upgraded and/or new mechanical and life safety systems, elevator, exit stairs and stair enclosures at the plaza levels. The project has been planned, budgeted and presented to the City of San Francisco for approval.

UCSF MSB LOBBY RENOVATION   San Francisco, California
Complete renovation of a major, high traffic entrance lobby into the Parnassus Campus Hospital. The $3 million project included highly detailed millwork wall panels; imported floor tile; curved, perforated ceiling; and custom light fixtures.

CHILDREN’S MEMORIAL INSTITUTE FOR EDUCATION AND RESEARCH (CMIER)  Chicago, Illinois (view)
A new, 5 story, 111,000 SF facility at the Children’s Memorial Medical Center. The $19 million project includes laboratory space for research in human and molecular genetics, cancer biology, chemotherapy, immunobiology, neurobiology and developmental systems biology.

Consulting services to manage, review and plan for the execution of deferred maintenance items at Mount Sinai Hospital, a 432-bed teaching and research facility founded in 1919 that includes tertiary-care and Level I trauma center.

ST. PATRICK’S RESIDENCE  Naperville, Illinois
St. Patrick's Residence is a 210-bed long-term care nursing home managed by the Carmelite Sisters for the Aged and Infirm. This three story building features pre-cast floors and a unique single with masonry wall system.
